Ms. Bazanos represents both buyers and sellers of residential real estate: single-family homes, co-operatives, and condominiums.
Representation of Buyers
Ms. Bazanos will review your contract, explain its terms, review the inspection report. If purchasing a condominium, the Condominium Declaration, By-laws Rules and Regulations, Budgets and Reserves will be reviewed to assess the financial health of the association, and answer any question you may have about the restrictions of the particular association. Based upon the information, Ms. Bazanos will negotiate any modifications to the contract within the time frame of the attorney-approval period. She will work closely with your lender through the mortgage contingency period. At the closing, Ms. Bazanos will review the mortgage document with you, the survey and the title report.
Representation of Sellers
As with buyers, attention to the contract, explain the contract, negotiate modifications; order your mortgage payoff, surveys, and zoning and water certificates. If the property is a condominium, Ms. Bazanos will assist in obtaining the association's records for the buyers attorney, and if necessary obtain the associations waiver of the right of first refusal and paid assessment letter. Our services include the preparation of the deed, bill of sale, affidavit of title, transfer declarations, ALTA statement, and closing statement, all prior to the closing for your review so you need not attend the closing. Occasionally, through this process, it is discovered that the seller did not take advantage of the real estate tax exemptions offered to homeowners or senior citizens. We will assist the seller in obtaining refunds for prior years in which the applicable exemption was not applied.
Ms. Bazanos is a registered title agent for Chicago Title and Trust Company, and can procure the requisite title insurance, review and clear exceptions to title, such as unreleased mortgages, mechanics liens, judgment liens, or other "clouds" on title.
